How Real Estate Works in Vermont

Real estate professionals in Vermont are required to disclose to you who they are working for at the first reasonable opportunity. Please be advised, unless we have entered into a contract to represent you as a buyer, you are a customer and we are working for the Seller on any properties you may view on our site, or otherwise. Buyers have the right to be represented in a real estate transaction, although it is not mandatory in Vermont. If we enter into a contract to represent you as either a buyer or a seller, you are our client.

If You Are a Customer OR a Client

Vermont law requires agents to perform basic duties when dealing with a buyer or seller.

* To disclose all material facts pertaining to the property that are known to the agent

* To treat both the buyer and seller honestly and not knowingly mislead or give false information

* To account for all money and property received from or on behalf of the buyer or seller

* To comply with all state and federal laws related to the practice of real estate.

If You become a Client

Whether you are selling or buying, clients receive more services than customers. You become a client by entering into a written agreement with a real estate brokerage firm. All agents in the firm work for you. In addition to the services noted above, as a client, you can expect the following services:

* Confidentiality, including bargaining information

* Promotion of your best interest within the limits of the law

* Advice and counsel

*Assistance in negotiations

You are not required to hire a brokerage firm for the purchase or sale of Vermont real estate. You may represent yourself. Cher Real Estate, Inc. will not, under any cirucmstances, represent both the seller and buyer in the same transaction. Buyers and Sellers come to us for representation and we do not believe in deviating from that relationship. In the event a buyer seeks representation to pursue one of our listings, we will refer you to another agent who will provide you with the same type of service we would if we were in the position to be able to represent you. If we already represent a buyer and we gain a new listing that our buyer client is interested in, we will refer the buyer client to another agent who will provide you with the same type of service we would if the conflict of interest did not exist.
